The traditional approach to building a project with a full set of plans and specifications prepared by an owner’s architect. Generally awarded through competitive bid or negotiated contract terms. This provides an owner with a general contractor that is fully responsible for building a project completed. Contract methods can be a lump sum contract, “GMP” guaranteed maximum price, cost plus fee basis or other method.
Construction management is the practice of initiating, planning, executing, controlling, and closing the work of a team to achieve specific goals and meet specific success criteria at the specified time. Early involvement maximizes the full potential of the delivery system. Decisions that can be made during the programming, concept and design phases impacting schedule and costs of the project. Provides an owner with flexibility; Contracting firm to act as either advisor, owner’s representative or as a full General Contractor.
The design-build projects offer an owner many benefits that add value to a project. These advantages include: Single point of responsibility, improved project quality, earlier knowledge of guaranteed costs, improved risk management, time savings, and cost savings through Value engineering.
Comparable to design Build, our pre-construction service provides an owner with valuable information during the early stages of planning and development of a project. This may include input on site selection, constructability, material selections, budgeting, value engineering, scheduling, mechanical systems, site investigations and other desired services.
